  • Alternative SolutionApproved

The Selene at Metrogate project consists of a 31 storey residential building fronting onto Village Green Square. There are two levels of underground parking. The building will be designed in accordance with the 2012 Ontario Building Code, Article 3.2.2.42 Group C Any height, any area, sprinklered. the Alternative Solution proposal reviews the requirments of locating the standpipe riser within the exit stair shaft and deleting the fire hose cabinets. It is proposed to provide 65 mm standpipe hose valve connections in the exit stair shafts (as part of a combined sprinkler and standpipe system riser) on each floor level in accordance with the standpipe design requirements of the 2010 National Building Code of Canada (NBC) (see Attachment B) and in-turn, NFPA 14 (2007 Edition ¿ referenced by the NBC). These connections are intended to serve the residential tower and basement level. It is proposed to follow the NBC approach in providing 65 mm hose valve connections in the exit stairs at each floor level in lieu of installing fire hose stations (30 m of 38 mm fire hose nozzles, 38 mm and 65 mm hose valve connections) which would otherwise be required to be installed within 5 m of every exit per Subsection 3.2.9 of the 2012 OBC.While it is proposed to design the standpipe system per the NBC, it is still proposed to follow certain standpipe requirements of the Ontario Building Code. These requirements include locating hose connections such that every portion of a floor area is within 3 m of the end of a maximum 30 m length of hose connected to the hose valve.
